Time for a Change – Why We’re Moving on from Traditional Real Estate
Today’s real estate industry lags behind the rest of society and key elements of the new economy – all at a time when the fight against climate change demands action. With a brand new vision, MIRIS aims to change the industry for the benefit of a better future.
Climate change is arguably one of this century’s most important and toughest challenges.
At current trends, there is a high risk of global temperature increase by more than 1.5 degrees Celsius as soon as 2040, putting hundreds of millions of lives at stake. Even with the best-case scenario of 1.5 degrees increase, wildfires, heat waves and hurricanes will become far more frequent, putting people, agriculture, nature and financial assets at grave risk.
Time for action
Over the years, we’ve seen an industry with an increasing number of processes with unclear or conflicting roles. Processes that were cumbersome, restrictive and expensive, based on philosophies and practices that cared little about their impact on the environment. Recent research support our assumptions.
According to the International Energy Agency (IEA), the global buildings and buildings construction sector combined is responsible for 30% of final energy consumption and nearly 40% of total direct and indirect CO2 emissions.
Over the next 40 years, the building sector will grow by nearly 230 billion m2 – equivalent to adding the surface area of Japan to the planet every year until 2060. Without action, energy demand in the buildings sector could increase by 30% by 2030 – the equivalent of the combined energy use of all households in the US, the EU and China in 2015.
According to the IEA, continued use of less efficient technologies, lack of effective policies and low investment in sustainable buildings leave the energy and emissions savings potential in buildings largely untapped.
Simultaneously, new technologies are emerging at a thrilling pace, constantly revealing untapped opportunities. In order to keep up with these changes, we realized that we ourselves needed to change.

Sustainability at the forefront of technology
We believe digital is the future. MIRIS will digitalize all our projects, not only in terms of descriptions and modeling but also in terms of the construction process, operations and transactions in order to reduce inefficiencies and create transparency.
We will do this by coupling digitalization with blockchain technology. We’re certain blockchain technology will transform how the industry chooses to finance projects and put an end to the era of real estate investment being synonymous with illiquid and non-transparent investments. With the right controls and protections, blockchain will allow us to reduce the inefficiencies and transaction costs found in real estate today.
Combined with our effort within edge computing, smart city development and sustainable real estate capability, MIRIS will hold a unique position in the forefront: a green business model with long-term growth that combines data processing, energy, real estate and new finance models.
This may sound ambitious. It is, but we are already implementing our vision in Norway: Svart Hotel, the first hotel in the world to produce more sustainable energy than it’s using, has already had its zonal approval secured. Our Spark City concept has been embraced by several municipalities in Norway, with the lastes new about the municipality of Bryne, receiving press coverage in the Norwegian media.
